Roof Leak Repair That Finds the Real Source
Water stain on the ceiling or a drip in the attic? We trace the leak, stop it, and show you photos of exactly what we fixed — anywhere in Southern Maryland.
Why Roof Leaks Come Back When They Aren't Traced Properly
A roof leak rarely shows up where the water actually gets in. Water slips under a lifted shingle or a gap in flashing, runs along the decking or a rafter, and finally drips onto your ceiling several feet away. That's why so many quick patches fail: caulk gets smeared over the spot above the stain, and the real entry point keeps letting water in.
HomePro Contractors starts every leak call by tracing the water path — from the stain, into the attic, and up to the roof surface. Once we find the entry point, we repair it with the right materials for that part of the roof, not a tube of sealant. Then we water-test the area when it's safe to do so, and you get photos of the problem and the finished repair.
We repair leaks on asphalt shingle, metal and low-slope roofs for homes and small commercial buildings throughout Calvert, Charles, St. Mary's and Prince George's counties.
Signs You Have a Roof Leak
Catching a leak early is the difference between a small repair and replacing drywall, insulation and decking.
- Ceiling or wall stainsBrown rings or bubbling paint, often after heavy rain or snowmelt.
- Damp or musty atticWet insulation, dark spots on the decking, or a mildew smell.
- Drips around fixturesWater near light fixtures, bathroom fans or chimney chases.
- Missing or lifted shinglesWind from summer storms and nor'easters can break the seal strip.
- Granules in the guttersWorn shingles lose their protective layer and start letting water through.
- Peeling exterior paintUnder the eaves or around dormers — a sign water is getting behind trim.
The Most Common Leak Sources We Repair
Flashing: the metal around chimneys, skylights, dormers and walls. When it rusts, separates or was never stepped correctly, water runs straight behind it.
Pipe boots: the rubber collars around plumbing vents crack after years of sun. It's one of the most common leaks we see on 10–20-year-old roofs in Southern Maryland.
Valleys and low spots: where two roof planes meet, water concentrates. Worn or poorly cut valleys leak during heavy downpours.
Wind and storm damage: lifted or missing shingles, plus nails that back out over time, open small gaps that grow with every storm.

How We Repair a Roof Leak
- Inspect inside — ceiling, attic and decking — to map the water path
- Inspect the roof surface and photograph the entry point
- Temporary dry-in or tarp if the leak is active and weather is coming
- Permanent repair: flashing, pipe boots, shingles, underlayment or decking
- Water test when it's safe, final photos and a written summary
The Right Repair for Each Part of the Roof
We match repairs to the roof you have. On shingle roofs that means sealing in new shingles and replacing underlayment where water has reached it. Around chimneys and walls we install new step and counter flashing instead of caulking over old metal. Cracked pipe boots get replaced with new boots, not wrapped in tape.
If the decking under the leak has gone soft, we replace the damaged sheathing before re-roofing that section, so the repair holds. And if the roof is near the end of its life and leaks are popping up in several places, we'll tell you honestly whether a repair or a replacement makes more sense.

Leak After a Storm? We Help With Insurance Claims
If the leak started after a windstorm, hail or a fallen limb, it may be covered by your homeowner's insurance. We document the damage with dated photos and measurements and can meet your adjuster on site. Roof Leak Repair Questions
How much does roof leak repair cost?
It depends on the source. Replacing a cracked pipe boot or a few shingles is a small repair; re-flashing a chimney or replacing soft decking costs more. We give you a written price after the free inspection, before any work starts.
Can you fix a roof leak in the rain?
We can install a temporary tarp or dry-in during bad weather to stop water getting in. The permanent repair is done once the roof is dry, so the materials seal properly.
Will my insurance cover a roof leak?
Sudden damage from wind, hail or a fallen tree is often covered. Leaks from age and wear usually are not. We document the damage and can meet your adjuster so the claim is handled correctly.
Do I need a new roof if it's leaking?
Usually not. Most leaks come from one failed component, like flashing or a pipe boot. If the roof is old and leaking in several places, we'll show you the photos and give you both options.
How fast can you come out?
Most leak inspections in Southern Maryland are scheduled within a few days, and active leaks are prioritized. Call (443) 771-0755 for the fastest response.
