A Shingle Roof Is a System, Not Just Shingles

Asphalt shingles are the most common roof on Southern Maryland homes for good reason: they're affordable, they come in a wide range of colors, and they handle our mix of hot, humid summers and freeze-thaw winters well when they're installed correctly. Most roof problems we're called to aren't the shingles failing. They're the parts around them: flashing, underlayment, ventilation and edges.

When HomePro Contractors replaces a shingle roof, we treat it as a full system. We tear off down to the decking, replace soft or damaged sheathing, install leak barrier and underlayment, add drip edge and starter shingles, flash every wall, chimney and pipe properly, and finish with ridge ventilation that works with your soffit vents.

We install shingle roofs on colonials, ramblers, split-levels, Cape Cods and newer subdivision homes across Calvert, Charles, St. Mary's and Prince George's counties, and we repair existing shingle roofs too.

Is It Time?

Signs Your Shingle Roof Needs Replacing

One of these alone may just need a repair. Several together usually mean the roof is near the end of its life.

  • Curling or cupping shinglesEdges turning up or centers sinking means the shingles are drying out.
  • Bald spots and granule lossExposed black mat and granules in the gutters show the protective layer is wearing off.
  • Cracked or brittle tabsOld shingles crack in the cold and break when the wind lifts them.
  • Repeated leaksLeaks in more than one spot point to a roof-wide problem, not one bad part.
  • Dark streaks and mossAlgae streaks are mostly cosmetic, but moss holds moisture against the shingles.
  • Sagging rooflinesA dip in the roof can mean wet or weakened decking underneath. Have it checked.

What Wears Out Shingle Roofs in Southern Maryland

Heat and sun: long, humid summers bake asphalt shingles, especially on south- and west-facing slopes. A hot, poorly vented attic speeds that up from underneath.

Wind: thunderstorms, nor'easters and tropical remnants test the seal strips on every shingle. Homes on open fields or near the bay and rivers take the hardest gusts.

Freeze-thaw cycles: our winters swing above and below freezing, so water that gets into cracks expands and contracts, widening small gaps over time.

Moisture and shade: wooded lots keep roofs damp, which feeds algae and moss and keeps debris in valleys and gutters longer.

Our Process

How We Install a Shingle Roof

  1. Free inspection and written estimate with photos
  2. Full tear-off and inspection of the decking
  3. Replace damaged sheathing, then install leak barrier and underlayment
  4. Drip edge, starter, flashing and architectural shingles
  5. Ridge vent, magnetic nail sweep, cleanup and final walk-through

Architectural Shingles and the Parts Underneath

We install architectural (dimensional) shingles, which are thicker than the old flat three-tab style and give the roof more depth and texture. We'll help you choose a color that suits the house and the neighborhood, and check with you on any HOA color rules before ordering.

Underneath, we use leak barrier in the areas where water is most likely to get in, such as valleys and around penetrations, plus synthetic underlayment across the rest of the deck. New step and counter flashing goes in at walls and chimneys, new pipe boots go on every plumbing vent, and the ridge vent is paired with intake at the soffits so the attic can breathe.

Planning a Roof Replacement

The best time to replace a roof is before it starts leaking. If your roof is showing its age, a free inspection gives you photos and an honest read on how much life it has left, so you can plan the project on your schedule instead of after water damage. If the roof was damaged in a storm, we can also document it for your insurance claim.

Shingle Roofing Questions

How long does an asphalt shingle roof last?

It depends on the shingle, the installation, attic ventilation and how much sun and wind the roof takes. A well-installed architectural shingle roof generally outlasts the older three-tab style. We'll give you an honest read on your current roof during the inspection.

Can you install new shingles over my old roof?

We recommend a full tear-off. It lets us see and fix soft decking, install proper underlayment and flashing, and avoid trapping problems under a second layer. We check what the county requires for your project.

How long does a shingle roof replacement take?

Most homes are done in one to a few days, depending on size, pitch, how much decking needs replacing and the weather. We won't leave the roof open with rain coming.

What's the difference between architectural and three-tab shingles?

Architectural shingles are made of laminated layers, so they're thicker and have a dimensional look. Three-tab shingles are a single flat layer. Architectural shingles are the standard choice for most replacements today.

Do I need to be home during the install?

No, as long as we can reach the house and an outside outlet. It's loud, so many people prefer to be out. We'll walk the finished roof and the yard with you afterward.
